One of the first decisions Central Florida buyers face is whether to go with new construction or a resale home. Both options have real advantages and real trade-offs. Here's an honest comparison to help you figure out which direction makes sense for you.
The Case for New Construction
New construction homes in Central Florida are built to current building codes, which are some of the strongest in the country when it comes to wind resistance. You get modern floor plans, energy-efficient systems, and the latest smart home technology. Most builders offer warranties on structure, mechanical systems, and appliances.
You also get customization. With many builders, you can choose your floor plan, finishes, and upgrades. If you're building in a master-planned community like Lake Nona or Everbe, you also get access to community amenities like pools, trails, and parks.
The downside: new construction often costs more per square foot than resale. Upgrades add up fast. And the timeline can be unpredictable. Construction delays are common, and the final product may not match what you pictured from the model home.
The Case for Resale
Resale homes in established neighborhoods like Baldwin Park, College Park, or Audubon Park offer something new construction can't: mature trees, established landscaping, and a neighborhood that's already been lived in and loved. You can see exactly what you're getting. No surprises.
Resale homes are often more affordable per square foot, especially in desirable older neighborhoods. And because they're already built, the timeline from offer to closing is much more predictable.
The trade-off: resale homes may need updates. Older homes can have outdated electrical, plumbing, or HVAC systems. Roof and AC replacements are common in Florida homes over 15 years old. A thorough home inspection is essential.
Cost Comparison
In the current Central Florida market, new construction in areas like Lake Nona or Everbe typically starts in the $500K range and goes up significantly with upgrades. Comparable resale homes in established neighborhoods may be priced 10-20% lower, depending on condition and location.
But price per square foot isn't the whole story. New construction homes are generally more energy-efficient, which means lower utility bills. They also require less maintenance in the first 5-10 years. Resale homes may need immediate investments in updates or repairs.

There's no universally right answer. It depends on what matters most to you. If you want the latest finishes, energy efficiency, and a warranty, new construction makes sense. If you value character, mature neighborhoods, and a more predictable timeline, resale is worth serious consideration.
